Justin Woodall built Iron Horse to 114 doors inside a real estate brokerage in Athens, Georgia. Growth came almost entirely from warm relationships: agent referrals, existing clients, and his sales team. Those channels worked, but they had a ceiling.
The real problem was cold acquisition. Iron Horse had no reliable way to reach owners who didn’t already know them. Their Maps presence was weak, and their website read like a brokerage, not a dedicated property manager. Landlords searching in Athens couldn’t tell what Iron Horse actually did.
We started by building a dedicated property management website, separate from the brokerage identity, written to speak directly to landlords and rental owners. The design and copy were built to convert cold traffic, not just reassure people who already knew them.
From there we launched a full local SEO and Google Maps campaign across Athens and the surrounding area. The focus was the searches owners were actually making, plus Google Business Profile visibility and Map Pack presence, since that’s where cold leads make first contact.
The goal was a third lead pillar that runs independently from the referral network.
Iron Horse grew from 114 doors to nearly 500, over 300 added through the engagement. Online leads went from effectively zero to 20 per month. Justin now runs three lead sources: agent referrals, his existing network, and Goodjuju.
